Terms of Service

These Terms of Service ("Terms") govern your access to and use of Sqaro's website, mobile application, and services (collectively, the "Service"), operated in Dubai, UAE. By using Sqaro, you agree to these Terms.

1. Who we are

Sqaro is a platform that connects property owners and managers ("Hosts") with individuals seeking residential rental accommodation ("Tenants") in Dubai and across the UAE. Sqaro is not a party to any lease or rental agreement entered into between Hosts and Tenants.

2. Eligibility

To use Sqaro, you must be at least 18 years old and legally able to enter into contracts. You agree to provide accurate information and keep your account details up to date.

3. Accounts

You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us immediately at support@sqaro.com if you suspect unauthorized access.

4. Host obligations

As a Host, you represent and warrant that:

You own the property you list or have legal authority to rent it out
Your listings are accurate, complete, and not misleading
You comply with all applicable UAE laws, including tenancy, licensing, and tax regulations
You will not discriminate against prospective Tenants on unlawful grounds

5. Tenant obligations

As a Tenant, you agree to:

Provide accurate information in your profile and lease requests
Honor the terms of any lease you enter into through the platform
Pay rent and fees on time as agreed with the Host
Treat the property, the Host, and other users with respect

6. Fees and payments

Sqaro may charge fees for listing properties, facilitating lease requests, or processing payments. Current fees are displayed in the app before you incur them. You authorize Sqaro to charge applicable fees to your chosen payment method. All amounts are in AED unless otherwise stated.

7. Prohibited conduct

You agree NOT to:

List properties you don't own or manage
Post false, fraudulent, or misleading information
Use the Service for any unlawful purpose
Circumvent Sqaro to complete transactions off-platform after being connected through Sqaro
Harass, threaten, or harm other users
Attempt to access, tamper with, or use non-public areas of the Service
Scrape, copy, or reproduce listings or content without authorization

8. Content and intellectual property

You retain ownership of content you submit (listings, photos, messages). By submitting content, you grant Sqaro a non-exclusive, worldwide, royalty-free license to host, display, and use the content to operate and promote the Service. You are responsible for ensuring you have the rights to submit any content you upload.

The Sqaro name, logo, and Service itself are the property of Sqaro.

9. Third-party services

The Service integrates with third-party providers (including Google, Supabase, Cloudflare, and payment processors). Your use of those services is subject to their own terms and privacy policies.

10. Disputes between users

Sqaro is not a party to rental agreements between Hosts and Tenants and is not responsible for the conduct or performance of users. Users are responsible for resolving disputes between themselves. Sqaro may, at its discretion, assist with mediation but is under no obligation to do so.

11. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. Sqaro does not guarantee that listings are accurate, that leases will be honored, or that the Service will be uninterrupted or error-free.

12. Limitation of liability

To the fullest extent permitted by law, Sqaro and its affiliates, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability to you for any claim shall not exceed the fees you paid to Sqaro in the twelve (12) months preceding the claim.

13. Termination

We may suspend or terminate your account at any time, with or without notice, if we reasonably believe you have violated these Terms or engaged in conduct that harms the Service or other users. You may close your account at any time.

14. Governing law

These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

15. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes acceptance of the revised Terms. If changes are material, we will notify you by email or in-app notice.
